Real Estate Portfolio Executive

Minimum qualifications:

  • Bachelor's degree or equivalent practical experience.
  • 10 years of experience in real estate transactions (e.g., leasing, purchasing, build-to-suit, and development), transactions across multiple countries, real estate planning, finance and financial modeling, and corporate strategy.
  • Experience in legal document review and commercial negotiation in conjunction with legal counsel.

Preferred qualifications:

  • Master's Degree in Management and a related Real Estate field.
  • Recognised professional qualifications in real estate related areas such as MCR/ MRICS.
  • Experience in delivering key real estate business transactions, developing and evolving new concepts to solve for a fast moving and continuously changing real estate business environment.
  • Demonstrate ethics that motivates and inspires them to deliver to the set challenges and to be successful.
  • Ability to manage across a regional base both direct and indirect team members to deliver a real estate business plan.

About the job

The RES - MoW team, manages the end-to-end lifecycle of Google’s Core and Non-Core real estate holdings across the Americas, EMEA, APAC, and India .

In this role, your primary goal is to provide cost-effective and flexible real estate solutions to Google and Alphabet. They execute a full range of real estate strategies including acquisitions, dispositions, leasing, development, transactions, and property management to optimize portfolio performance and create value.

The team partners with regional leaders to develop and deliver customized supply-side strategies. They act with agility and speed to ensure Google’s real estate portfolio is effectively optimized, aligning with business objectives, financial targets, and long-term goal.

The RES - MoW team functions as an integral pillar within the broader Global Real Estate (GRE) organization. Their work ensures seamless integration of GRE actions with strategic portfolio plans and Non-Core exit strategies. The GRE organization's overarching function is to coordinate these supply-side strategies and execute real estate solutions across the company’s global operations.

Responsibilities

  • Execute regional real estate transactions across India covering Office/Commercial, Land, Industrial, Retail and other real estate asset classes, optimising portfolio performance, risk mitigation, resilience, and total cost efficiency.
  • Capitalise on market opportunities to deliver proactive, agile real estate solutions aligned with business growth and partner requirements.
  • Negotiating and delivering to the execution plans of complex real estate transactions (build, buy, lease) at high volume and scale.
  • Mobilise cross-functional teams across REWS, Legal, Finance, Tax, and Compliance to deliver real estate transactions on schedule. Maintain operational accountability for space delivery, integrating seamlessly with local leadership and key business stakeholders.
  • Enforce financial discipline across transactions, structuring contracts to maximise commercial value and minimise long-term legal liabilities. Manage partners such as brokers /transaction teams to support timely and compliant transaction delivery.
